This sheet Applies a series of Standardized Notes that the Contractor is to follow. They "generally" apply to most housing jurisdictions across a large cross section of our building codes. However there may be specific to City or County codes that require amendments.

General Notes

It's the main floor plan. It should contain full dimension strings, key notes, detail bubbles and legends and applicable square footage information that correspond with other drawings in the set.

Entry Level Floor Plan(s)

Basically the same as the Entry level floor plans, but higher. Also, If the plan calls for a one story structure then you are not likely to need these.

Upper Level Floor Plan(s)

These are the flat faces of each side of your building. There will be a minimum of four of them. They will also contain information about Height, Width, Detail Bubbles, Key Notes, Legends that link to other drawings in the set. Usually exterior construction details minimum of four

Elevations

These are elevation that occur when a building has more than four sides. Alcoves, Interior Courtyards, Irregular shaped plans.

Hidden Elevations

  # of sheets
Usually reserved for intricate casework, tile work, or special spacing of elements in a room. For straight forward rooms these elevations are an added bonus.

Interior Elevations

A section is a drawing that essentially cuts your house in half and lays it open. (Like a doll house) It shows Floor Plate Heights from Foundation, Depth of Second floor plate, ceiling heights, possible stair connections, Insulation, Connections to Details There should be a minimum of two sections

Roof plans show where Ridge and Valley locations, Slope for drainage, Gutter and downspout locations. (different than a Roof Framing Plan. A framing plan is structural but a Roof plan shows layout and drainage.)

Details Details Details... Construction Details are blown up or scaled drawings that show your contractor how to build a particular piece of the puzzle that is your house. They correspond to the detail bubbles that are throughout your set. Typical Exterior details include Stairs, window/door sills, jam, header, threshold, eaves, flashing, etc. (Exterior details usually deal with weather proofing, structural, or code) The details are important. Details are generally what an Architect or Designer are most protective of. A good library of details takes years to develop. And each one generally had to be custom developed at some point. A floor plan can be simple but the true complexity of a house can be seen in the details.

Exterior Construction Details

Details that depict construction of interior elements. stair, hand rails, light shelves, etc. Unless the Designer is personally involved in the build and you are doing custom interior work the interior details will generally be code based and simplified for these sets. (Ex: If your going to pick out your own tile for the bathroom then there is little need for a designer to detail this) Your contractor or interior designer can handle this easily enough.

Interior Construction Details

Material Lists can be a fairly subjective schedule. A house that may list stucco as an exterior material might not be appropriate for Colder Climates or a certain neighborhood that typically uses brick or siding. If the layout and look of the house work for you, but you need to make some material changes, just consult your professional and they can usually adapt the drawings to your needs.

Material Schedule

May Be graphic &/or written. It should depict basic sizes and location off Finished Floor. Some space(s) will be left open so that you may choose your own vendor and if your building department wants your windows and doors to have a certain type of energy rating. The type of framing and glazing can be filled in.

Door / Window Schedule(s)

(not necessarily provided) Soil types and location of site has a large impact on what kind foundations are provided. They are typically provided for by a local engineer. (This is true of any construction set, not just online plans.) That said, the designer may have provided for one type or another.

Foundation Plans(s)

(Typically) Provided for by a local civil/structural engineer. Factors such as snow loads, wind loads, wood framing or metal all become engineering factors that your local building authority may want to see incorporated into the set. If you get one, that's good.

Framing Plans

(Typically) Provided for by a local civil/structural engineer. Factors such as snow loads, wind loads, wood framing or metal all become engineering factors that your local building authority may want to see incorporated into the set.

Roof Framing Plans

Decks are not always directly attached to the house, and when they are they have their own structural designs. If a deck is essentially the roof of another part of the house it will require a drainage plan.

If your planning on going green which is good. A LEED Rating can help with taxes and help you save over time. This checklist shouldn't be a deal breaker for you. It's very easily downloaded by you directly from the US Green Building Council www.usgbc.org It's a free download. But it might be nice to have built in the set.

National Association of Home Builders has a checklist similar to LEED This checklist should not be a deal breaker for you if it isn't included in the set. NAHB Green Building Standard Checklist

Important Information

Please be aware that these plans have been reviewed and submitted to Planrocket as full Architectural sets. They should have all architectural elements that you will need to build the house. However, they may not necessarily be everything that is required by your local jurisdictional authority to obtain a building permit.
Various regions of the country have strict local codes to comply with.
For example: Snow load calculation may be more stringent in New York or Wisconsin than in California. California may have greater seismic (earthquake) regulations to adhere to than Illinois. Florida has wind load regulations due to hurricanes that other states do not necessarily require. Etc.
Energy policies have long been in effect in many states.
Your builder/contractor can usually help you to find a qualified engineer to verify and provide the structural calculations and details for this portion of obtaining a building permit.

Stock house plans are not provided with a professional engineering or Architectural stamp. (This is the way that all stock house plan sites work.)

The reason for this is liability. Planrocket, nor any other house plan provider has the ability to know your exact requirements for the intended home site. Soil types, sloping lots, etc.
In most states you will be required to have a professional engineer or architect so that they may review the plans and stamp them. Usually, a Structural or Civil Engineer will have the capacity to review the plans and come up with additional drawings to secure your building permit.
An energy consultant can come up with energy calculations so that you will know what kind of windows and insulation will be required for your home.
A landscape architect will be able to provide for landscape requirements and irrigation systems. A site plan that places your new home on the site may also be required so that local codes are met in relation to setback and or additional

It is always a good idea to check with your local building department to find out what local codes and regulations and requirements you must adhere to in order to obtain your building permit.Note: If you are planning on building in Nevada, plans must be drawn and stamped by a licensed architect from Nevada.Florida plans require a licensed architect to review and stamp the plans.
